What is an Opinion on Compliance with Planning Permission?
Opinions on Compliance with Planning Permission are required for most building works, including all extensions and structural alterations to an existing property.
An Opinion on Compliance is a document presented in a format which has been approved by the Law Society of Ireland. This certificate is provided by a qualified Engineer, Architect or Surveyor certifying that the relevant works and changes are in accordance with relevant Planning Permission/s and Building Regulations.
An Opinion of Compliance is carried out after the completion of the project and is based on a visual inspection of the finished works. A Certificate of Compliance is normally provided when the building works have been monitored through the course of the entire construction.
An Opinion or Certificate of Compliance should be available for all relevant structural works to a property, preferably before a property is placed on the market for sale, to confirm that any works are compliant with the Planning permissions and Building Regulations.
