Status of Document This document is intended as a draft quotation and short-form building contract for simple domestic works. It should be reviewed by both parties before signing. It is not intended for complex projects, projects requiring detailed professional administration, or works where statutory certification requirements have not been confirmed. Scope The Contractor shall carry out the works described in this agreement, together with the drawings and Specification Schedule identified below. The Specification Schedule forms part of this agreement. Where there is any inconsistency between the documents, the written specification shall take priority unless otherwise agreed in writing. Contract Sum The contract sum is €[amount] excluding VAT / including VAT. This sum is based only on the documents listed in this agreement. Variations No variation shall be carried out unless agreed in writing before the work proceeds, except where urgent works are required to protect the property or persons. Unforeseen Conditions The contract sum does not include unforeseen ground conditions, hidden defects, concealed services, asbestos, rot, structural defects, or other matters not reasonably identifiable before opening-up works, unless expressly included in the Specification Schedule. Disputes The parties shall first attempt to resolve any dispute by discussion. If unresolved, either party may propose mediation. This does not prevent either party from pursuing any legal remedy available under Irish law.
