PCIT Explained
In January 2019 some pretty big changes came into effect in the conveyancing process. The idea was to make the buying and selling of houses a little more efficient and streamlined for those in the property market.
The change means that any queries relating to the property’s title must be resolved before any contracts are signed.
Known as a ‘Pre-Contract Investigation of Title’ (PCIT) it is hoped that this change will shorten the existing long time delays in completing house sales in Ireland.
Our Service
We provide a ‘Prima Facie’ review service. Prima Facie means “at first look”. This service provides a review of documentation submitted based on the first impression of the engineer.
We provide this service for our clients for whom we previously performed a Pre-Purchase Structural Survey. The service can be provided for both residential and commercial properties.
Once the documents have been reviewed we will provide a written reply to the client/solicitor.
What we need from you
Documents and queries can be emailed or posted to our office so we can carry out a desktop review. We can then provide direction to the client/solicitor regarding the next steps needed to satisfy PCIT and progress the conveyancing process.
To address your queries in the most efficient way we would encourage you / your solicitor to: –
- Keep queries clear and concise
- Submit all queries and documents at the same time.
It is important to note that the Engineer’s Prima Facie review is not conclusive, but is based on his experience with the Irish planning and building regulations system.
