Without doubt, most people would not rely on a real estate glossy sales brochure before deciding what house to buy. They would first want to see the property before making any buying decision. The same is true for when comparing between the cost of building surveys. Only by first seeing a sample survey report will you better understand to what extent the building surveyor will be inspecting your property.
Don’t leave your building survey to chance and expect that all pre-purchase building surveys are the same. There are significant and major differences between pre-purchase building surveys.
For example, you will find after reviewing samples of pre-purchase building survey’s that some building surveys will not cover what you had expected and this may prove very costly to you in the long term. You will also find that when you request a sample building survey report that they will not be made available to you, except to be told that their surveys are confidential, comprehensive and that the firm is covered by professional indemnity insurance. You may also find that some firms may quote significantly higher figures then the norm to carry out your pre-purchase building survey. With over twenty years experience carrying out pre-purchase building surveys, it is abundently clear from experience dealing with solicitors, estate agents and consumers that the highest or lowest price of building surveys do not in any way indicate the detail of the survey to be carried out.
You may also find that the limitations under the terms and conditions in some pre-purchase
building survey reports are so erronous that the report is almost worthless.
Finally after selecting your building surveyor, I cannot recommend more strongly to you that you make the time available and attend the survey with the building surveyor. Even though our report is quite detailed you will learn a huge amount about the property you are buying when you attend the survey. It will also allow you the opportunity to discuss any issues about the property, like removing walls between rooms, building extensions, attic conversions, etc. with the building surveyor.
